Plans to open a branch in Serbia. Setting up a company in Serbia: advice and personal experience

How Mikhail Larionov launched a network for the sale of Russian organic cosmetics in the Balkans

Typically for business emigration Russian entrepreneurs choose the countries promoted in terms of the business climate - the Czech Republic, Germany, Canada, the USA, the Baltic states. But an entrepreneur from Siberia Mikhail Larionov launched several successful businesses in Serbia - a small country in the Balkans, which is rarely considered as an option for starting your own business abroad. Perhaps the experience of Mikhail Larionov will be useful to those entrepreneurs who are looking for a promising foreign location to launch a new business.

Mikhail Larionov, 38 years old, entrepreneur, owner of a chain of stores selling Russian organic cosmetics in Serbia "OrganicShop" and a company selling cedar mini-saunas "Kedrova Prica". He also has a small (0.5 hectare) plantation of goji berries in the Fruska Gora National Park. Education: Faculty of Economics Altai State University. He is married and has two children (they were already born in Serbia).

Why Serbia?

I first came to Serbia in 2001, supplying chemical raw materials from Russia and Belarus. At the time, the country was, of course, a grim picture - after the bombing of 1999 and all the civil wars. But nothing, in general I liked the trip - the kitchen, first of all, and, of course, the people. There was a kind of spiritual closeness and sincere love for the Russians. It was then that I first learned that the Serbs treated us like that. For example, the Serbs have a saying: "God is in heaven, and Russia is on earth."

When choosing a country of residence, I was guided by many factors, but first of all - by business interests. For example, I have never understood options like “we will buy real estate by the sea, and then we will come up with some kind of business”. Not for me this option with resort real estate and tourism at sea. The seasonal factor affects all businesses there, and in this regard there are very high risks: there are tourists - there is work, and if there are none? The business should be based on working with local people who become your regular customers if you have earned their trust.

It was also important for me that the country of residence was consistently friendly towards Russians. That is, Germany or the United States immediately fell away, since relations with them were unstable.

Tennis in Novi Sad and sauna in Belgrade

I have been living in Serbia more or less permanently since 2008. I finally got over during the crisis of that time, I wanted to leave Siberia, where winter lasts six months, to a country with a mild climate. He opened his first company with a Serb, with whom we worked in petrochemicals, and is still alive today. They were engaged in real estate and tourism. They dispersed for a long time, without earning anything; that's when I got acquainted with the Serbian character trait: obstinacy and unwillingness to compromise, although it is acceptable (according to our logic) for both parties. Instead, an unsolvable situation arises, and it can last as long as you like. Serbs are not used to rushing.

After that, I was involved in attracting tennis players from Russia and the CIS countries to the tennis academy in the city of Novi Sad. They managed to earn something on tennis, the clients were satisfied, many still remember Serbia and Novi Sad with warmth, they managed to make friends with many. By the way, people from the circle of the famous Serbian tennis player Novak Djokovic from time to time invite me to participate in the creation of a new academy in Novi Sad and in another resort place. In words, everything sounds interesting, but this is a huge job and a huge investment of time, which simply does not exist, given that you have several own businesses and a family with two children.

Then I moved to Belgrade and kept a salon in the city center with a sauna and massages: many tourists came, there were satisfied local customers, but there were not as many of them as I would like, and the salon took up a significant amount of time, while the rent became inadequate over time. Therefore, at some point, I made a strong-willed decision to close the salon, but I still continue to sell cedar mini-saunas.

With assimilation to local realities, it seemed to me that I quickly coped. But it only seemed to me. Probably, many who moved here are subject to this illusion: it seems that the people are close in mentality, the language is similar, the same religion, etc. But the differences are serious, and it takes time to comprehend and accept them. For example, the Serbs are very good at making self-presentation: it seems that you discussed everything, agreed on the conditions, shook hands and should start working. But ... nothing happens, and everything has to start over. It was hard for me to get used to it. Moreover, in Belgrade it is still somehow normal, you can come to an agreement with people, and there will be a result in the end, but, say, in Novi Sad it can be negotiations three to five times longer, and everything will only end with a conversation.

We live in the center of Belgrade, it takes me 10-15 minutes to get to work by car or trolleybus, which is sometimes preferable due to parking problems. There are multi-storey car parks, but parking there is more expensive than on the street. In Serbia, money is not as easy to earn as in our country, so you always need to look where you can save.

I think that Serbia is the best country for family life, however, if you have found yourself here and if there is a business that you like to do and earn with its help. Getting started here is, of course, not easy. First, you need to learn the language well. The key word here is "good." Many live, somehow making do with what they have learned "by ear", they get some kind of mixture of languages, Russian and Serbian, but this is not an option if you want to work here seriously.

Russian means good

The idea to open a natural cosmetics store did not come to mind right away. But I once noted that the Serbs, with whom I was friends, sincerely admired the products of the Natura Siberica brand, with which I somehow introduced them. I helped them with contacts in Moscow, then they came to an agreement with the drogery format chain and now they supply there a limited assortment, about 12 product names. But they buy products through an intermediary, and they come from a warehouse in Germany, the cost is significantly higher. At the same time, about 300 items are now presented in my stores. My calculation was based, among other things, on the fact that Serbs love everything Russian, and this is one of the business opportunities in this country.

Recently I came up with a slogan for our advertising - “Rusko. Prirodno. Uvek najbolje "(in Russian it sounds something like this -" Russian. Natural. Always the best. "

We sell cosmetics from Pervoye Reshenie, the leading manufacturer of natural cosmetics in Russia and the fifth largest Russian cosmetics market. You can buy products from the brands Natura Siberica, Planeta Organica, Organic Shop and Organic People. New brands that we are adding in September are Babushka Agafya and Organic Therapy. “Babushka Agafya” was already on sale in Serbia, and satisfied customers came to us. Only I will sell it here cheaper than it was before today. The point is not in dumping, of course, but in real prices with large sales volumes. With such a policy, “First Solution” cosmetics have prospects not only in Serbia, but all over the world.

In 5 months after the opening of the second store, we have already accumulated a good amount of regular customers without investment in advertising. The idea of natural cosmetics is becoming more and more popular, especially if it is a Russian product at an affordable price.

"Serbs love everything Russian, and this is one of the business opportunities in this country."

The bulk of our clients are Serbs, of course, as well as tourists from the republics of the former Yugoslavia, Hungary, Romania, Switzerland, Spain, Greece and Germany. There were also the Japanese, they were very happy with our prices, they sell Natura Siberica much more expensive. Russian clients also appear.

Marketing & Sales

Our main sales go through our two stores, and there are wholesale small shops in Belgrade and in the Serbian regions.

As for marketing, we are just starting to do it in earnest. Our product sells itself. We tried the most basic thing - handing out flyers, and it worked. Customers themselves come who have already bought our products in Russia or received them as a gift and were satisfied. Many are glad that they do not need to ask friends to send it from Moscow, because our prices practically do not differ from Moscow ones.

Our best advertisement- these are the recommendations of satisfied customers. They say that Facebook is effective here, they have not tried it yet, it is not clear to me yet how the number of "likes" is converted into real sales figures. It has a good effect on buyers and the attraction of public figures, but, in my opinion, it is not fair if you attract someone for advertising, but in real life a person does not use this cosmetics. Much more correct, of course, although more difficult, is to get him to fall in love with your cosmetics and recommend it in a friendly way.

Project economics

I launched the Organic Shop chain on savings, this is not too much major investment at first it was. I have no partners; cooperated for some time with one local compatriot on import, but he did not fulfill our agreements, so he had to stop with him joint activities.

The main investments were in inventory. Then he invested about 2,000 euros in the decoration of the store, the condition of the premises was good. I have my own materials, I get wood for finishing from Novosibirsk, the carpenter was not from Belgrade, I saved something on this. This is a small store of 14 "squares", but in the very center of Belgrade, we have about 300 items of assortment with this area. I would not like to talk about revenue, but I can say that investments in both stores paid off in the first month.

We opened the second store on March 8th, and all I did for advertising was print "March 8th we are working" on the printer, and on the first day of work we had many clients. And this year the 8th of March fell on Sunday, many shops were closed, following the tradition of Yugoslav socialism. But we couldn't miss such a day! And now we work according to an unusual schedule for local people: every day, from 9 to 21, including on weekends. On Saturdays and Sundays I go out myself to work one shift, for sellers these days are shortened, the shift is 6 hours.

In a year or two I plan to expand our network in Belgrade to 7-8 stores, I am not considering other cities yet, I think it would be better to direct my efforts to marketing, wholesale and online sales. Neighboring countries also have good sales prospects, and potential partners are often interested in us. I think that the potential of this business is practically inexhaustible, since in any crisis, girls and women will find the opportunity to buy self-care products.

How Serbia Treats Foreign Entrepreneurs

As for the attitude towards foreigners doing business in Serbia, it is quite favorable, if you do not do something big. For in a big business, politics is already interfering. Heard the story that our retail chains tried to enter the Serbian market, but did not let anyone in, although retail, in my opinion, is not very developed here and there is scope for business. The same "Magnet" could work quite successfully. The level of bureaucracy will not say that it is high. Recently, something has been liberalized, for example, you can make outdoor advertising, and only then (if the inspection comes) to coordinate it. I was surprised when I went with the project to agree on the "outdoor" on the historical building, they said - "And we usually do it, and then agree."

Business taxes in Serbia

A foreigner can establish a company of any legal form on his own orand together with the citizens of Serbia, P The process of setting up a company takes several days, and if properly prepared documents are available, it does not require much participation on the part of the entrepreneur himself. To open a company, you must have a passport, constituent documents, lease or office ownership agreement. Serbia currently levies the following types of taxes: P payroll payments- 20%, salary fund tax - 3.5%, p pension insurance- 9.8%, m health insurance- 5.95%, s fucking employment- 0.55%, n corporate income tax- 14% . Turnover taxes: n tax on the sale of goods- 17 + 3%, n service tax g 17 + 3%.

P.S.

For those entrepreneurs who consider Serbia as an option for starting their own business abroad, I would recommend that they learn the language well, not hoping that "the Serb brothers will understand anyway." The second, and perhaps the most important thing, is to try to live according to the principle “They don’t go to someone else’s monastery with their own charter.” Whether you like it or not, the locals live here, because they are used to it, not you. ( I looked on your website about an entrepreneur who lives in two countries and is not going to lose touch with Russia. I have a similar position, but in Serbia it is much easier to do it than anywhere else: there are a lot of Russophiles here, there are also Russian-language schools.).

Look for business opportunities by targeting local population, and not on former Russians, here there are an order of magnitude less of them than, say, in Germany, and you cannot build a business on them.

It has a number of advantages that make it a favorable place for doing business. One of these advantages is taxation, for example, the corporate tax rate is only 15%, and by applying the Agreement on the avoidance of double taxation with Russia, the tax rate on dividends can be reduced to 5%.

It is worth noting that the Republic is beneficial not only from the taxation point of view, but will also be of interest to those entrepreneurs whose main issue, in times of widespread striving for economic transparency, is confidentiality.

Serbia is currently not one of the signatories to the OECD Convention on the Automatic Exchange of Tax Information, which means that disclosing the real beneficiary will only be possible by sending a special request to the registration authorities of Serbia, and this process takes a long time. In addition, Serbia is not included in the black lists of countries, which cannot but testify to its reliability.

Registration of a limited liability company in Serbia

The most common organizational and legal form for registration is a company with limited liability(D.O.O). Both individuals and legal entities can act as founders of such a company. The DOO registration procedure takes up to 10 days.

The establishment of Društvo sa ograničenom odgovornošću in Serbia takes place in several stages:

1. Submission of documents to the Serbian Legal Entities Registration Agency (SBRA)

To do this, you need to come up with a unique name for the company, which should contain information about its organizational and legal form, as well as provide the following documents:

    A copy of the foreign passport of the founder of the company;

    A copy of the foreign passport of the director of the company (if the persons do not match)

    Description of the main activity of the planned company

    Receipt for payment of the authorized capital

In Serbia, there are no requirements for the size of the authorized capital, therefore, in order to start working with a new company, 1 EUR will be enough.

Submission and signing procedure required documents can be done in two ways:

1.With personal presence in Belgrade

A personal visit to Belgrade will allow you to register a company in 3 days, open a bank account and register the company with the Serbian Tax Office. However, before that, you should prepare all the necessary documents.

In the case when the founder and the director are different persons, the founder can come to Belgrade for only 1 day, while the director will need to spend all 3 days in the capital of Serbia.

Also, during your stay in Serbia, you can immediately receive a digital signature, the presence of which is a prerequisite for every company, since every director in Serbia must have digital signature for signing financial statements.

2. Submission of documents by power of attorney

Company registration can be carried out without the personal presence of the founder. To carry out this procedure remotely, you will need to prepare and notarize a power of attorney for a Serbian lawyer. Upon receipt of the power of attorney by the representative in Belgrade, it is translated into Serbian.

After the company is registered and information about it has appeared in the register of companies (the agency is in the register), you can proceed to the next stage.

2. Opening a bank account

A bank account can also be opened both personally and remotely. The most loyal bank in relation to companies with foreign participation is Banca Intesa. The difference between personally signing all the necessary documents in Belgrade and opening a bank account using a power of attorney is the timing:

By resorting to the first option, the account can be opened within one day, after which it will only be necessary to wait for the e-banking key to be received, which is prepared within 7-10 days. As for the second option, opening a bank account can take up to two weeks, including the preparation of documents, their signing, translation and notarization.

3. Submitting an application to the Serbian Tax Authority (Poreska Board)

After registering a company and opening a bank account for it, it is necessary to prepare and submit some additional documents to the Poreska government of the Republic of Srpske. At this stage, the director of the company will only need to sign the prepared documents, which the Serbian lawyer will submit to the tax authority on his behalf.

4. Obtaining a VAT number

Obtaining a VAT number is mandatory only for companies whose annual turnover exceeds RSD 4,000,000 (USD 34,500). Companies with an annual turnover from RSD 2,000,000 to RSD 4,000,000 are entitled to receive a VAT number, but if the annual turnover is below RSD 2,000,000, it will not be possible to obtain such a number.

After passing all the listed procedures, the company is ready for operation.

Summarizing the information on the registration of DOO in Serbia, you can summarize the main information in the table:

Why Serbia?

As mentioned earlier, Serbia is a reliable jurisdiction with a stable economy and a calm political atmosphere. In addition, given that the Republika Srpska does not plan to sign the Convention on the Automatic Exchange of Tax Information in the near future, a company incorporated on the territory of the state may remain confidential. And the registration procedure, as can be seen from the material presented, takes place in just three stages, which, in turn, can be carried out remotely. Based on this, Serbia seems to us an attractive place to establish own company and doing business.

This is a great option for foreigners, such as citizens of Russia and other countries. Serbian banks have a simple procedure for opening accounts for both individuals and for companies. Corporate clients will definitely appreciate the speed as well. the fame of how quickly an account is opened in Belgrade or another Serbian city has spread far beyond the jurisdiction. For foreign citizens, offers from various banks are available:

  • UniCredit;
  • Banca Intesa;
  • Raiffeisen;
  • And others.
You can open an account in Serbia on the following conditions:
  • Cost from 3000 €:
  • The term is 2-3 weeks.
The jurisdiction is not only attractive, but also has excellent prospects for the future.

Serbia: advantages and features of jurisdiction

Serbia is a small country in the south Eastern Europe with a population of 8.78 million. The jurisdiction is not part of the European Union and uses its own currency in circulation - the Serbian dinar (RSD). A bank account can be opened not only in dinars, but also in all popular world currencies, including euros, dollars and even Russian rubles. After all the procedures, you will have access to all the advantages of the jurisdiction.

For some foreigners, the fact that the joint-stock commercial bank Sberbank has a subsidiary, Sberbank Serbia, will also be attractive. Although a number of other banks are available in the jurisdiction, which in many respects are more attractive and combine a number of advantages:

  • Ease of opening an account in Serbia;
  • High rates on deposits in national currency;
  • Service in Russian;
The republic is Slavic and has a language close to Russian. Strong ties and business contacts have been established between Serbs and post-Soviet countries. All this allows citizens of Russia, Ukraine, Belarus, Kazakhstan, Georgia and some other states to carry out without problems economic activity in another country. In some matters, this is even easier than in Hong Kong or the UAE, where support is also available on English language, but Slavic hospitality is rare.

7 reasons why it is worth opening an account in Serbia

The republic has excellent prospects in the future, as it systematically strengthens its economy, but at the moment it can boast of its strengths:
  • The jurisdiction is not involved in data exchange under the OECD Convention;
  • Not included in the "Black Lists";
  • Suitable for foreign citizens;
  • Suitable for corporate clients;
  • Suitable for international activities;
  • Remote account opening is available;
  • Low maintenance cost.
Serbian banks have really affordable rates when you compare them with Austrian or Swiss ones. The exact terms of service depend on the chosen bank, but you can focus on the following indicators:

The best Serbian banks for foreigners and companies

Opening an account in Serbia for a foreigner or a company is a solvable task, and as a rule, they turn to specialized firms that help with the opening.

This is an incomplete list, and in each individual case, you need to select a partner according to the situation. For example, if you need a remote open, etc. In each special case, the list of options is narrowed down.

It will not be possible to carry out all operations online and via the Internet, since even for remote opening, you will need to prepare a power of attorney. But this allows you to become the owner of a Serbian account without the need for a personal visit to another country. That is, remotely, since all procedures can be carried out even in Moscow.

For business owners, you will need to provide a package of documents: originals and copies with apostille:

  • First stitching of the company;
  • Certificate of Good Standing (not older than three months);
  • Certificate of Incumbency (not older than three months);
  • Share certificate;
  • Power of attorney for the account manager;
  • R / s Manager's passport - a notarized copy;
  • Certification of the signature of the Administrator certified by a notary under an apostille r / s;
  • A copy of the director's passport - a notarized copy;
  • Certification of the director's signature - notarized under an apostille.
In addition, you will need to make a presentation of the company to the bank (in PDF format, Power Point). In addition to this, it is highly desirable to have a functioning company website. You will also need a corporate seal to work in a bank.

To open remotely, you need to make a power of attorney (with an apostille) from the company to the representative in Serbia. Not only the original is required, but also one copy. This is only necessary for remote discovery, without a visit to Belgrade.

Separately, it is necessary to consider bank accounts in Serbia for offshore companies, including for partnerships.

Is it possible to open an account in Serbia for an offshore company?

With a professional approach - yes, it is possible to develop a scheme that allows you to open an account in Serbia for a tax-free company. Here it is necessary to consider the issue as a whole, and ideally if the opening is used

The European state of Serbia has a promising economic condition for doing business, today the Serbian economy is just beginning to develop, which gives rise to the development of its business, the threshold for entry for many business ideas is quite low, the main thing is to decide and choose the right field of activity, and for this you need to study mentality of local residents, Serbian economy, regulatory and legislative framework, so, profitable business in Serbia.

The habits of Serbian businessmen

Local residents are used to living evenly and calmly. Serbian entrepreneurs prefer to work until lunchtime. Getting up as early as possible, they go to open their workshops, shops at 8:00. Basically, after 15:00, the bulk of citizens are free from labor activity... Serbs devote quite a lot of time to rest. After 18:00, a fun life begins on the streets of the city. For the development of business in Serbia, a Russian entrepreneur must take into account the daily routine of the residents. The Serbian population willingly accepts Russians, but they are not going to change their habits.

Promising and profitable business in Serbia - types

As a rule, foreign businessmen and entrepreneurs primarily pursue personal ambitions and whims in the field of tourism. Alas, Serbia is practically not suitable for the implementation of such plans. Since this state does not have direct access to the sea, as well as monuments of local architecture and various historical attractions, there are few. In addition, Serbia is not very popular as an infrastructure, even if this business idea is implemented, it will bring some profit, only in summer period time. For the prospective development of business in Serbia, it is better to choose one of the niches of the local economy, which are abundant in the state.

Legislation in Serbia

Serbian the legislative framework clearly promotes the development of private and small business. Of course, after all, small business is the basis of a successful economy for various states. The consulate does not require foreign businessmen to assess their income. To open a business in Serbia a business plan will be required and financial security, and documentary evidence for the implementation of this idea. If a foreign entrepreneur has all the necessary documents, which means you can register legal entity... This will take about 20 days.

Business registration

According to the current legislation, to register a business in Serbia, it is necessary to choose the organizational and legal form of the company (LLC - up to 50 legal entities and individuals, OJSC - an unlimited number of shareholders and CJSC - up to 100 shareholders).

Of course, when choosing the form of registration, a businessman is guided not only by the number of shareholders, but also by the amount of the authorized capital. According to the law, the minimum statutory fund of an LLC is not less than 500 euros, as for CJSC - 10 thousand euros and OJSC - 25 thousand euros. The registration service price is 100 euros. Also, Serbian legislation for registering a business requires a copy of the passport, certified in advance by a notary and the address of the location of the legal entity. faces. After the business registration is completed, the local administration issues a temporary residence permit. All that remains to do for the newly minted Serbian entrepreneur is to rent a living space and take active steps to promote his own business idea.

Open a profitable business in Serbia- very lucrative idea, which implies the provision of an unlimited residence permit, in this regard, entrepreneurial activity in Serbia at the moment it is considered the most promising.

Serbia Economy

At the moment, the Serbian economy is underdeveloped, the fault of which was the events of the 90s of the last century. Despite this, quite rapid economic growth began in the early 2000s. Serbia's economy is considered the strongest and fastest growing in the region. The geographical position and close ties with both Europe and Russia guarantee further economic development.

V last years large foreign companies began to invest in the Serbian economy, open their representative offices in Serbia. Ability to lead modern business, based on free market principles, makes the Serbian economy attractive to investors. The fact that a fairly large percentage of the economically active population of Serbia either works in the EU countries (mainly Germany, Austria, Italy) or trades with them leads to an even closer integration of Serbia into the European economy. The signed free trade agreement with the European Union favors the development of imports and exports, which means it gives good prospects economic growth.

Today the European Union is Serbia's main trading partner, the share of goods exported to Europe is 54.2% of Serbia's exports. The main export commodities are oil and gas, electrical engineering, cereals and vegetables.

The recently signed duty-free trade agreement between Serbia and the Russian Federation has strengthened mutually beneficial trade ties. At the moment, perhaps, every Russian has met with Serbian goods, in particular with food, and was able to appreciate their quality. The prospects for increasing the import of Serbian goods to Russia are really great, since almost every manufacturer in Serbia is ready to increase production and improve quality in order to get to Russian market... Also, do not underestimate the possibility of importing Russian goods, since Serbia, due to its favorable geographical position and good trade relations with Europe, can become an excellent springboard for the sale of Russian goods to Europe.

The construction of the South Stream has made Serbia a strategically important point for Gazprom. The Russian giant recently acquired NIS (Oil Industry of Serbia) and continues to expand its influence in the region; the largest gas storage facility in Eastern Europe is being built in the Banat District of Serbia. The company's activities in Serbia are expanding rapidly, creating new jobs.

From economic problems Serbia should note the serious unemployment rate and budget deficit. The government is pinning high hopes on loans from Russia and assistance from the European Union, which is ready to further increase injections into the Serbian economy.

The national currency is the Serbian dinar. The exchange rate of the dinar against the euro is approximately 110: 1.

Business in Serbia

Serbia has created favorable conditions for doing business, and the state as a whole does not build obstacles to the development of small and medium-sized businesses. Entrepreneurship in Serbia is based on free market principles.

Opening a business in Serbia is not at all difficult. A foreigner can establish a company of any legal form independently or jointly with Serbian citizens. The process of opening a company takes several days, and if you have properly executed documents, it does not require much participation from the entrepreneur himself.

The following legal forms of business exist in Serbia:

Individual entrepreneur (preduzetnik). This is the simplest form of business, similar to an individual entrepreneur in Russia. The founder of the firm is responsible for the business with his own property. The minimum taxes for maintaining such a form of business will be 70-80 euros per month. The limited liability company (D.O.O.) is organized in such a way that the owner is not responsible for the activities of the company with his property. Responsibility is guaranteed by the authorized capital of the company. An LLC can be founded by one person or a group of persons. For the creation of an LLC by one founder, the charter of the company is sufficient, and for a company with two or more founders, an agreement and an act of foundation are required. The maintenance of an LLC will cost you at least 150-200 euros per month. Also existing in Russian Federation Ltd., can open its representative office in Serbia. Joint-stock company (A.D.) opens for more serious business tasks. It can be open or closed. In general, the basics of work joint stock companies in Serbia are similar to Russian principles.

To open a company, you must have constituent documents, a lease or office ownership agreement and a passport.

The first step is to open a bank account, then all documents are transferred to APR (Agencija za Priivredne Registre). A specialist will check them and take them into operation. The company will be open within 7 days. You will be issued a paper confirming the registration of the company, as well as a PIB (personal tax number). After that, you must register in tax office, the pension fund and the social security service.

Every foreign entrepreneur is obliged to pay contributions to the pension and health insurance fund in addition to taxes. At the time of registration, the company is set a minimum imputed tax, and then, based on the results of activities, the tax rate is adjusted. Upon reaching a certain level of income, the company is transferred to the value added tax (PDV) system.

Buying a property

In recent years, the Balkans have increasingly attracted foreigners, especially our compatriots. More and more Russians are buying real estate in Croatia and Montenegro. At the same time, people understand that it is important not only to live in a good climate, but it is also necessary to somehow make money. This is where attention is drawn to Serbia as the economic center of the region, and especially to the capital - Belgrade - perhaps the only place in the region where you can build a serious business.

At the moment, the Serbian real estate market is more attractive than ever. Because of financial crisis prices fell, perhaps, to the extreme possible level. And in the future, in 2-3 years, they will have no choice but to start growing. And after Serbia's accession to the European Union, prices will certainly rise by at least 50%.

Property prices in good areas of Belgrade range from 2 to 3 thousand euros per square meter. Of course, in the most prestigious areas of the city, you can find much higher prices, but this is a separate topic. On the outskirts of Belgrade, you can buy housing for 800-1000 euros per square meter. In other cities of Serbia, the average price is 500 euros per square meter.

Recently, buying houses in Serbian villages has become very popular among Russians. People tired of big cities and traffic jams choose a quiet life in the fresh mountain air amidst the beautiful Serbian landscapes. In Central Serbia, you can buy a house with a plot of land for an average of 10 thousand euros. Again, the price depends on the distance from the capital.

Many people find it a very tempting prospect to build a house according to their own design. Your own home is, of course, very good, but you have to be careful here. It is necessary to prepare an architectural plan, obtain a building permit, and then a cadastral number for the constructed house. A person who does not possess the necessary knowledge and connections, most likely, will spend more than one year on the legalization of the building. But a foreigner first of all needs to be registered.

Coming to a new location, it is best to buy finished house or an apartment, and only then think about building. We must not forget that each country has its own peculiarities, including construction, which may not be obvious to foreigners at all. Therefore, you should first "look around", and only then make decisions.

Basically, all residential buildings in Serbia are built by private investors: the developer buys out a plot of land, receives all the necessary permits and builds a house. The problem is that until recently, around the early 2000s, most of the buildings in Serbia were built semi-legally. It is not difficult to come across a residential building that was built 20 years ago, but still does not have a cadastral number; the owner of such a house has been trying to legalize it all these years, but nothing comes of it, since there were discrepancies with the approved construction plan, or there was no such plan at all. If you buy an apartment in such a house, of course, no one will evict you, but, nevertheless, the price of such an apartment is actually lower than that of a completely legal one.
